Whether you are moving in for the first time or have rented before, it is important to understand your rights and responsibilities as a tenant. These helpful tips are designed to make your tenancy as smooth and stress-free as possible.
Before You Move In
Read your tenancy agreement carefully
Make sure you understand your rent amount, payment dates, notice requirements, and any rules about pets, parking, smoking, guests or alterations.
Check your inventory report
Your inventory records the condition of the property at the start of your tenancy. Please check it carefully and tell us straight away if anything is incorrect.
Set up utilities and council tax
You are usually responsible for setting up electricity, gas, water, broadband and council tax from your move-in date, unless your agreement says otherwise.
Arrange contents insurance
Your landlord’s insurance does not cover your personal belongings. We strongly recommend arranging contents insurance.
During Your Tenancy
Pay rent on time
Rent must be paid in full and on time. If you are struggling financially, contact us as early as possible.
Report repairs promptly
Please report maintenance issues as soon as they happen. This includes leaks, damp, mould, heating problems, electrical faults, broken locks, or damage to the property.
Look after the property
Keep the property clean, tidy and well ventilated. You are responsible for everyday care, such as replacing accessible light bulbs and keeping the garden tidy if this is part of your agreement.
Test alarms regularly
Test smoke alarms and carbon monoxide alarms monthly. Never remove or disable alarms. Report any faults immediately.
Prevent condensation and mould
Open windows where safe, use extractor fans, avoid drying clothes on radiators, and keep furniture slightly away from external walls. Please report damp or mould as soon as you notice it.
Be considerate of neighbours
Avoid excessive noise, nuisance, or anti-social behaviour. Please make sure visitors also respect neighbouring residents.
Repairs and Maintenance
Your landlord is generally responsible for the structure of the property, heating, hot water, plumbing, electrical installations, and legal safety requirements.
Tenants are usually responsible for taking reasonable care of the property, reporting problems promptly, avoiding damage, and dealing with minor day-to-day tasks.
Do not attempt repairs yourself unless you have written permission.
Guests, Lodgers and Subletting
Occasional guests are normally fine. However, you must not allow someone to move in, sublet the property, or take in a lodger without written permission.
Decorating and Alterations
Please ask for written permission before decorating, putting up fixtures, installing equipment, or making any changes to the property.
Unauthorised changes may result in charges at the end of the tenancy.
Safety Advice
If you smell gas or suspect a gas leak, call the National Gas Emergency Service immediately on 0800 111 999.
Avoid overloading plug sockets and report any electrical concerns straight away.
In an emergency where there is an immediate risk to life, health, safety, or serious property damage, contact the appropriate emergency service first.
At the End of Your Tenancy
Give the correct notice
Check your tenancy agreement and contact us if you are unsure how much notice is required.
Leave the property clean and tidy
Remove all belongings and rubbish, clean the property thoroughly, and return it in the same condition as when you moved in, allowing for fair wear and tear.
Return all keys
All keys, fobs, access cards and permits must be returned by your move-out date.
Deposit return
Your deposit will be handled in line with the rules of the relevant tenancy deposit protection scheme. Any proposed deductions will be explained and supported by evidence.
